How it works

Unhurried, never vague.

SumiNavi supports the information and communication around a purchase decision. We do not broker property, act in a contract, or provide legal or tax advice.

  1. Prepare the conversation

Share preferred areas, budget, purpose, timing, and any listings already found. An incomplete brief is welcome.

  2. Create a decision frame

We organize priorities and questions in English and Japanese so different properties can be compared on the same terms.

  3. Verify third-party information

We surface price, rights, management, building condition, and handover points for the licensed listing agent to confirm.

  4. Prepare specialist handoffs

Legal, tax, registration, and building inspection questions belong with qualified professionals. We help prepare the brief and documents.

  5. Record the decision

Separate what is confirmed, outstanding, and conditional so the next step remains visible.

Clear boundaries

Know who confirms what.

Property and brokerage terms go to the responsible licensed agent. Contracts and registration go to a judicial scrivener or lawyer. Tax questions go to a tax adviser. Building condition goes to a qualified inspector. SumiNavi helps shape each conversation.

Fees, final scope, and cancellation terms will be confirmed before public launch. The current build accepts preliminary conversations only.

A considered first step

Bring the listing—and the questions you have not yet found words for.
